Tim directs all design, planning and entitlement efforts and assures compliance with governmental and project development requirements for projects under management. Tim interfaces heavily with state and local agencies, third-party developers, and thepublic to mediate interests among many stakeholders on the large master planned developments currently under management. Tim has directed the design and planning of over $30 million of award winning parks, $110 million of public infrastructure and has completed subdivision entitlements for 3,400 units and 2.7 million square feet of commercial office space at Mission Bay.  Prior to joining Mission Bay Development Group, Tim was Vice President of Planning for Catellus, where he was responsible for subdivision entitlements, major phase applications and design and engineering for public infrastructure projects.  He worked with the City of San Francisco to develop an expedited improvement plan approval and permitting system and created an award-winning web-based EIR mitigation measure tracking system.  Prior to joining Catellus, Tim was Director of Real Estate for Founder Financial, where he managed industrial, retail and vacant land portfolios, performed asset management, lease negotiation, oversight of tenant improvements and planning and entitlement of raw land.   Tim holds a B.S. in City and Regional Planning with a minor in Landscape Architecture from Cal Poly, is LEED certified, is a member of the US Green Builders Council, ULI and SPUR.
